Broadway Apartments
Challenge: Convert an old 2-story hospital into an up-market 8-unit apartment complex.
Concepts: A former central corridor was eliminated, the interior walls were re-configured, and a 2-story component was added onto the former lobby. The resulting 2 studios, 4 one-bedroom and 2 two-bedroom apartments are all directly accessed via the existing enclosed stairways. Structural modifications were minimized to keep the project financially viable; the mechanical and electrical systems were replaced; and the failing flat roof was re-configured with tapered insulation and a new drainage system. Each apartment features double French doors opening onto a European-style metal balcony.
Sustainable Strategies: Improved insulation; improved glazing; high-efficiency heat-pumps; passive and active ventilation. see more
